Everything You Need to Know About Hiring a Commercial Cleaning Company

So you've decided your company could benefit from using hired commercial cleaners rather than your own employees. Now what?

The process of finding a commercial cleaning company that's right for your business is worth taking some time figuring out. Otherwise, you could end up in the boat you started in, with inefficient use of money and resources.

First consider the needs of your business, as far as cleaning goes. It might be helpful to mentally go through a day in the life of your business, from morning to night, to see what cleaning needs will have to be met.

Another method would include mentally going through the physical space of your company. Go from ceiling to floor and consider what would need cleaned and/or maintained in each area of the workplace. Using your collected observations, start making a list (it's good to have a tangible reference point to work with).

You might also want to note how often you think commercial cleaners are needed. Granted, the commercial cleaning company you contact can give you a better idea of what will be needed, but you can do the math, too. Some work places get cleaned throughout the day, seven days a week. Others are kept up by employees and given one thorough clean each week, buffing the floors for example.

Next, you'll have to figure out what your company can afford. Maybe you've already done this. While looking at your budget, keep in mind the areas where you'll be saving money by hiring commercial cleaners (such as no longer paying your own employees for hours spent cleaning).

Once you have a better idea of what your needs are, and what you can afford, it's time to start seeking out a commercial cleaning company that's right for you. Some companies cover several states while others stay local. Some specialize in various cleaning areas -- office cleaners, restaurant cleaners, warehouse cleaners and of course residential and hotel cleaners -- while some companies cover a wider spectrum. It's not necessarily better to go with one or the other; again, you should choose a company that works uniquely with your own. As long as your needs are met.

When looking for a company, bear in mind that they should be protected by an insurance plan. You do not want your company to be held responsible should an accident happen.

You also want to make sure that you're hiring a quality company. Because some companies have the attitude that anyone and everyone can clean, you should seek out a professional company who trains its employees thoroughly. When contacting a company, it's OK to ask questions about their employees, to be sure you aren't hiring people who can clean as well as the employees already working at your store. Commercial cleaning companies will have the proper cleaning equipment and products, but they need to have the skills and experience, too.

When contacting commercial cleaning companies, tell them your needs, and they will assist from their end. They're experts at knowing the finer details of commercial cleaning, such as how many cleaners will be needed for your job and how long the jobs will take, which are of course interconnected.

They'll also review their rates with you, which might also be individualized per client.

Usually these consultations are free, and sometimes they can even be done completely over the Internet.

Restaurant Cleaning Services can actually help keep your kitchen staff concentrating on producing a better product, not fuming about how they can't wait to get a better job.

Corporate managers of major restaurant chains lament the high turnover of kitchen staff.

Think this through from your kitchen employee's point of view: If they were unhappy with thier jobs, they could quit, go across the street and work for your competitor doing roughly the same thing for roughly the same salary expectations

.... but if your restaurant outsourced the kitchen cleaning, they would be foolish to leave! If the money was the same, the hours were the same but working at your restaurant chain, someone else did all the unpopular tasks of working in a restaurant, why would they ever leave?

How to Start a Commercial Cleaning Business - 5 Key Tips to Help You Start a Cleaning Business

If you want to know how to start a commercial cleaning business from scratch make sure you read these important tips. The cleaning industry actually appears to be GROWING and doesn't seem to be affected by recession. There is no reason why you shouldn't be able to earn over $50,000 in your own commercial cleaning business even if you work at it part-time.

1. Pricing jobs in your commercial cleaning business

Don't price your cleaning jobs too low - even when you are just starting out - as it will be much harder to raise the prices with those original customers once you get established. Another tip is to price by the room rather than by the hour so clients will always know exactly how much they will be charged - and you won't feeling pressurised to rush through a job.

2. Stand out from the crowd

You may find you are up against quite a bit of competition from other commercial cleaning businesses

Again don't try to beat the competition by being the cheapest as potential clients may question why you are so cheap. Instead, stand out from the crowd by creating a reputation for high standards and professionalism in everything you do in your cleaning business - not only the actual cleaning but also how you present yourself in person and the image you get across in your advertising and stationery.

Think about how you can be really different from other commercial cleaning businesses and tell your potential customers about it! One idea might be to only use safe, natural cleaning products... so that office workers return to their desks to find the air smelling beautifully of essential oils instead of harsh chemicals.

3. Advertising your commercial cleaning business

When you first start a commercial cleaning business you will need to knock on doors of offices and commercial establishments and speak to the person responsible for hiring cleaners. Then as you get established, you need to maintain great relationships with your clients so that not only will they want to keep you on (even when the cheap competition are knocking on the door) but they will also be happy to recommend you to their friends and business contacts.

A common mistake that new cleaning businesses make is to take out expensive advertising contracts with local newspapers. Do your homework and try to find out how other successful cleaning businesses promote their business.

4. Liability insurance

You will need liability insurance to protect yourself, for example if somebody tripped over your cleaning equipment and injured themselves and to protect you if you accidentally damage equipment while working.

5. Always have written contract with clients

Misunderstandings can happen with verbal contracts as people often only hear what they want to hear and not what was actually said! Imagine if a customer hired you to clean their offices and you quoted $35 per room (and there were 5 rooms) but when it came to being paid your client thought you said $35 for the whole job! Having a written contract will take that uncertainty away.

These tips are all very important considerations but to save yourself wasting time or making expensive mistakes I urge you to get hold of a thorough step-by-step guide on how to start a commercial cleaning business written by professionals with experience in that field. The best guides should provide you with all the template forms, letters, contracts and proposals you will need - along with expert advice on all aspects of running a commercial cleaning business. Having one guide that covers everything will save you days of time trawling through the internet for advice.

While there are of course physical books available on the subject there are clear advantages in buying an online guide on how to start a commercial cleaning business as they are much more up to date and you can often subscribe to their mailing list for updates. The best ones offer a ' no questions asked' refund if you don't think the information is worth the money. I don't think you can get that from a regular book. Which means you have nothing to lose and potentially a new successful cleaning business to gain!

Commercial Janitorial

Whenever someone mentions commercial janitorial services it often means that the service is judged on price rather than on the quality of the services that they offer. A good commercial janitorial company will ensure that their services are unique to the needs of a particular client. Some companies will be bond certified and these are probably the best companies around. Bond certification means that the company keeps a certain amount of money in escrow to cover any damage or breakages that may occur.

A good commercial janitorial company will have a detailed selection process, an in-depth training process and great onsite management. A good company will know that their janitors have the cleanliness and safety of your building in their hands and will act in your best interests. Cleaning operations will take place on a nightly basis and the company will send someone to come and inspect the buildings under its charge at least once a month as a means of quality assurance.

If you require green cleaning services then most good companies will be able to provide that through the use of products that have eco chemicals and through the safe disposal of all rubbish. One thing that you do need to check when you hire commercial janitorial services is that the company is properly insured. Having uninsured contractors in your building could involve you in a lawsuit at some time in the future. If a company is legitimate then they will be happy to provide you with proof of their insurance. Once you know the worth of a company it should be a simple process to get them to understand and deal with your cleaning needs.

You may want to do a walk through when your commercial janitorial services begin their cleaning. You should also make sure that all the things that you and the company agreed would be part of the service are actually in the written contract and are being carried out. Most commercial janitorial companies have a reputation to keep up and they will immediately dispense with the services of any janitor who is not doing the job properly. The company will usually only take on people with impeccable references so it is unlikely they will have unreliable staff if you have chosen the right company.

Outsourcing the cleaning of your office block doesn’t cost as much as you may think and it will pay back dividends because you will no longer have to worry about the cleanliness and state of your building. Both you and your employees will be able to get on with the job in hand; growing your business while someone else deals with the day to day running of the building. You and your workforce will be much happier in a clean and comfortable environment where you know things are being looked after. In many ways a good janitorial services company is worth its weight in gold as it will take care of your building while you take care of the company and increase your overall profits.

Are You Looking For Dallas Commercial Cleaning?

What type of Dallas commercial cleaning services are you looking for? There are many different types of services you can utilize. Whether you need a big cleaning job done for a specific reason or want a regular schedule for continuous cleaning and maintenance, you can find a company willing to help you.

Keeping your commercial location clean is not just good for the look of the business; it's a must from health and safety perspectives. It also keeps your building in good repair. Whether your own your building or lease it, regular cleaning and maintenance is essential to avoid the building becoming run down. If it's your building you don't want to ruin your investment and if it's a leased building, it's actually your responsibility to keep it in good repair.

You can organize a daily cleaning whereby a company such as a Dallas commercial cleaning company (or local cleaning company if you aren't in the state of Texas) comes in to empty waste bins, remove trash, vacuum carpets, mop floors and clean surfaces. You can also have a deeper cleaning done on a weekly, monthly and annual basis. Professional companies have various packages that they offer and can sit down with you to determine which package is most suitable for your commercial cleaning needs.

Some companies will supply you with things that you need as part of their services. This includes restroom supplies, kitchen supplies, trash bags and all the cleaning products included. Other companies will charge extra when these services are required but are willing to come in and clean with your supplies. Most commercial needs work best when the company you contract provides these services and supplies as a value add.

Beyond regular cleaning services, you can also have your carpets shampooed on an occasional basis, your upholstery cleaned on office furniture, wood treatments, leather furniture treatments, germicidal treatments (especially in flu and cold season), anti-static carpet treatments, special event detailing done and more. A professional company will customize your service for you based on your needs.

Some small companies will try to manage their own office cleaning but inevitably their office will begin to look run down. Having someone come in can seem costly at first when you are a small organization but this type of service can be part of your tax write offs for the cost of maintaining your business.

When you hire a company to do your commercial cleaning, many of them can do the cleaning after hours so it doesn't impact your business operations. Many companies will give keys and / or security codes to their cleaning services so that the work can be done after hours. For this reason, it's important to seek out a cleaning company that's insured and bonded and provides the assurance that their staff are not only trained but screened for criminal backgrounds.

Whether you are new in business or growing to the point where you now need services or if you are considering making a change to your existing cleaning company there are a wide array of Dallas commercial cleaning companies to choose from.

Domestic Cleaning Or Commercial Cleaning, What Is the Difference?

Is there really a difference between domestic and commercial cleaning? In short the answer is yes; but there are various factors that make it so.

With commercial cleaning the work is considered a necessity for running the business so becomes a business expense. Business expenses are part of a budget therefore the cost of having the premises cleaned needs to fit into the allocated amount. This is not the case with domestic cleaning as it is purely a decision of the homeowner to clean their property themselves or pay to have it done.

There are certain expectations of cleaning by property owners, but the kind carried out with commercial property does depend on the business. Any business handling food is meticulous about keeping the place hygienically clean. Health requirements are such that if they do not keep the properties as clean as the set Health Standards they could lose their licence to sell food. This is a great incentive for people to work hard at keeping up the standards. Usually the cleaning is done by the employed staff. It is part of the closing down ritual so they know when they arrive the following day there will be no contamination.

Should a building contain offices for professional consultants or financial institutions the requirements are not so strict. A thorough vacuum and the hygienic cleaning of all the bathrooms are usually sufficient. Because offices house many desks with computers most cleaners are not required to dust. They are expected to empty the rubbish bins, but vacuuming the floor is the main prerequisite.

Many commercial buildings, especially large city skyscrapers leased by various organisations, tender out their cleaning. This helps them cope with the annual cost and it is budgeted into their expenses. Sometimes the cheapest tender is chosen but this does not guarantee a thorough job.

For a commercial cleaning company to make a profit they must ensure that the number of worked hours they pay for are less than the money they receive for the work. Should they have underquoted to get the job, less time is spent cleaning on each floor making the quality of the clean not as diligent as it probably should be.

There are thousands of commercial buildings and many areas that need to be cleaned and kept in pristine condition. Floors and bathrooms inside the buildings are a must for daily cleaning but the windows of the buildings also need a regular removal of dust both inside and out, especially if it is a shop front used for promotion of sales. Wooden or vinyl floors must be regularly polished to keep up the shine. All these jobs need to be carried out by professionals in those fields.

Because commercial cleaning is usually done by Cleaning Organisations the owners of the building will not meet the cleaners. If the job is not done well the lessees of the space will complain to the owner. This is unless the lessee has arranged the cleaning themselves. As cleaning in commercial property is usually done outside of business hours the cleaner is very rarely seen and in some cases it is not the same person doing the job each day.

To ensure the cleaning is kept up to standard, owners of commercial properties take out Contracts with Cleaning Companies. This is where the tendering becomes an advantage. The Contract is signed for a certain period of time, and at the end of that Contract the owners of the buildings can renegotiate their cleaning costs and requirements. If they are not happy with the kind of cleaning they are receiving they look elsewhere.

Commercial cleaning can be a lucrative business, but matching the quality with the charge is the difficult part and many commercial cleaners charge less than they should just to obtain the jobs. Once they have the Contract they sometimes 'on sell' these Contracts and make money from the new arrangement. Depending on how much the contract is worth, determines the amount of time that can be spent cleaning. Each cleaner is allocated a specific number of minutes to clean an area or floor and the work has to be finished in that time. Speed does not always combine with efficiency and quality is not always received.

The reduction of spending for cleaning, and the small profits to be made can cause many commercial cleaning jobs to be rushed and poorly administered.

Cleaning a home is different. To the homeowner their property is their castle. They will be much more fastidious about the results. They are paying for the cleaning out of their own pocket and they want to see some value in return for that expenditure. The work is more demanding than cleaning a commercial property.

The requirements of most homeowners are such that a reasonable cleaning job is not good enough. Expectations are high and on top of that they have all their personal things throughout the dwelling and allowing someone into their home to clean has security implications. The home owner needs to feel comfortable with the person doing the work and be sure the place will look as neat, clean and tidy as they expect after each clean.

Where do home owners go to find a cleaner? They don't put out tenders as in the commercial world so who do they get to clean? Many people advertise for cleaners in their local papers, or they hire people who promote themselves as cleaners, also there are Cleaning Agencies who will charge a fee for finding the cleaner for them.

Homes are very rarely cleaned on a daily basis. If the home owner has a regular cleaner the dwelling is usually cleaned either weekly or fortnightly. Some home owners require their cleaner to do housework as well, so the time spent on the property can be quite long.

Just vacuuming the floors and cleaning the bathrooms is usually not enough when cleaning a home; especially as bathrooms are more than the toilets, urinals and basins. There is the shower and bath as well as the toilet and sink. Kitchens are larger with many cupboards and a stove top and probably a range hood, whereas in a commercial situation the kitchen is usually a small set of cupboards with a sink and microwave. Because the home is not cleaned daily there is also a build up of dust and dirt, and all horizontal surfaces need to be wiped.

In both cases Time is what the commercial property owner and the homeowner are paying for. With the Commercial situation a certain amount of money is allocated indicating the time allowed for the clean. In the Domestic world this situation is reversed. The homeowner pays for the Time it takes to clean their property. The size of the property and the area to be cleaned governs the Time it takes. The larger the building the more Time required. The smaller the property the Time will be less. Less Time spent, costs less, but if the property is large and the correct Time is not allocated the poorer the job.

For most commercial property owners as long as the basics are done they are happy, but with a home owner, the less work carried out means more cleaning for them to do themselves. This somewhat negates the whole idea of having a cleaner. They want their home to be pristine and clean when they return home after a long days work. To see areas that have been missed or not cleaned properly can make an expensive exercise.

So the biggest difference between commercial and domestic cleaning is the payment. The commercial world pays for their cleaning because it is a necessity. Whether the cleaning is done well or not is not really the issue, it is a cost that has to be paid and therefore an expense for the business. With the domestic situation the cost is a discretionary outlay. If people have the spare money they can afford it, if not they clean themselves and that is why they expect perfection.

Yes there is a difference between cleaning commercial property and domestic dwellings, but the kind of cleaning received is dependent on how much each is willing to pay.

Commercial Cleaning Equipment - The Essential Buyers Guide to Commercial Cleaning Equipment

Choosing commercial cleaning equipment may not be an exciting task for all, but we cannot overlook this entirely, in fact, purchasing the right equipment is significant for attaining better cleaning results in short span of time and for less money as well. This article will help you with information on some of the good commercial cleaning equipment so that you bring home the best deals.

The conventional mopping procedure of reapplying floors together with dirty chemical laden water is recently becoming outdated, particularly in commercial environments. Rather prefer going in for alternative cleaning equipment like the present day steam mop or say the floor scrubber. Both of this equipment is chemical free cleaning systems and low water usage which don't recycle dirty water. I agree that these systems are a bit expensive as compared to the conventional methods, but then the results that you obtain from these systems are worth the investment.

Another important and common commercial cleaning equipment is the vacuum cleaner. Selecting a quality vacuum cleaner is important when it comes to considering the amount of dust which accumulates on upholstery, carpets and floors. However, what's more unfortunate is that in present time the quality of vacuum cleaner has dropped to a considerable extent. This is chiefly because of an influx of inexpensive Chinese imitations which use inferior parts which would be fortunate to last for two years in domestic use. But still, with a through research work, I guess you will be able to get hold of quality vacuum cleaning equipment.

If your business calls for a routine carpet cleaning then you can go for the popular commercial cleaning equipment, i.e. the carpet cleaning equipment. To begin with, the vacuum is a significant piece of equipment. If you get hold of the right vacuum cleaner, then it lowers your need for machine washing or appointing professional carpet cleaners. When it comes to selecting a carpet vacuum you need to go for a product which has a motorized beater or power head together with a HEPA filtration system.

On the flip side, if you intend to purchase commercial cleaning equipment for a large area then prefer using an upright machine. I say this because it helps you lower your cleaning time and lowers your physical strain as well.

Next, you may need carpet cleaning equipment to wash your carpet. In that case, you can go in for the different machines that are available readily in the market. to be more specific, you can go in for anything like encapsulations agitators, carpet auto scrubbers, dry steamers shampooers, and hot water extractors. However, don't jump into conclusions, instead consider the kind of machine that best suits your carpet fabric or goes well with the various kinds of carpet that you need to clean on a frequent basis. You need to also take into consideration the machine size, ease of operation, transportability, chemical use, price to name a few. Once you have fixed these issues I guess shopping for commercial cleaning equipment.

Commercial Cleaning - Green Technology to Drive Lower Prices and Higher Performance

Technology has played a key role in the advancement of performance across a wide spectrum of businesses. The way we communicate, the products and services we use, and our expectations from vendors have changed dramatically. And while a majority of businesses have embraced this technology, the commercial cleaning industry appears to have a slow and inconsistent adoption.

This is not surprising as the industry tends to be fragmented with a significant share of the market belonging to small, independent cleaning companies who continue to use the same techniques and equipment that they have relied on for so many years. This is further exasperated by the fact that many customers tend to dismiss cleaning as a science and simply rely on price to make their vendor choices.

Unfortunately, the result is that many businesses overpay for the actual services they receive and more times than not, the facilities are not being cleaned adequately or consistently. While it's understandable that the cleaning companies are expected to keep their equipment and methods up to date, some insight into the latest developments will help facility and property managers get the most value for their ever-shrinking budgets while improving the overall health and appearance of the facility.

For a deeper dive into overall pricing for commercial cleaning, let's examine the mandatory variables that all credible commercial cleaning companies must account for:

Labor
Insurance
Equipment
Supplies
Overhead

Labor is by far the largest share of the overall cost of cleaning a commercial facility and insurance tends to track labor as a percentage of payroll making the sensitivity to labor even greater. In fact, labor holds the key for determining pricing of any contract cleaning agreement and will be our focus for this whitepaper. From a practical perspective, labor costs can be lowered by reducing the hourly wages of employees, but that tends to result in underperforming employees with low service quality and high turnover which costs much more in poor service, retraining costs, and HR overhead.

Another way to adjust labor is to make changes to the actual number of hours allocated to a particular cleaning job. Of course, many cleaning companies will indiscriminately make these adjustments in their bids without any justification for such changes. The classic result is a new cleaning service that gives you a great price and starts strong, but eventually trails off that performance to meet the price point that was bid.

The alternative approach which can reduce labor while improving long-term cleaning performance is to leverage technologies that can, first, calculate labor-cost drivers for a facility and second, improve productivity with more efficient cleaning. The net result is a higher level of quality with lower labor demands. While there are a number of technologies to speak of, we will focus on the following:

Workloading Software
Microfiber Technology
High Power HEPA Filtered Backpack Vacuums

Workloading Software

Workloading software is designed to help building service contractors estimate the total man-hours required to perform the cleaning according to very specific tasks and frequencies. While it's always handy and convenient to have a rule-of-thumb for estimating based solely on square footage, this simplistic approach does not provide the accuracy to fine tune cleaning tasks and frequencies that can help drive down estimated labor and achieve a realistic lower price. Workloading software allows cleaning professional to create custom cleaning programs that are compose of well characterized, specific cleaning tasks and frequencies. By understanding how space is used within a facility, the workload software can accurately assess and calculate the total amount of time required on a recurring and periodic basis to complete the specified tasks.

With the recent economic downturn, workloading software has been especially effective for determining labor savings for increased vacancies within facilities that don't require the same level of detail and frequency as the occupied areas. Furthermore, workloading software helps to accurately predict labor requirement s for a mix of cleaning tasks and frequencies within a facility to maintain high cleanliness levels without wasting expensive resources.

Microfiber

One of the most important breakthroughs in recent years has been the advent of microfiber which is a synthetic material made up of ultra fine strands that are able to reach into microscopic crevices of surfaces to more effectively remove soils and bacteria. Microfiber is also designed such that, when used, the fibers become positively charged so that they attract and trap negatively charged dust and dirt. Although I could go on and on regarding the health benefits, when we look at bottom line price, Microfiber offers cleaning companies an advantage in their ability to improve productivity, while maintaining higher levels of cleaning performance. The lower labor directly translates into lower pricing for customers without sacrificing quality or consistency.

An additional cost advantage of using microfiber is that, due to its cleaning characteristics, it requires less chemical for the same and often better cleaning results. From the cost drivers that we examined earlier, the savings in chemical costs also directly translate into lower pricing to the customer.

Microfiber cost and performance benefits continue as we move our discussion to floors. It is well known that invasive floor restoration procedures such as strip and finish can be costly especially for larger facilities. Because of its unparalleled effectiveness in lifting and removing soil from floors, with regular maintenance of floors using microfiber, additional cost saving can be achieved by reducing the frequency that expensive strip and finish procedures are needed. Furthermore, the ongoing usage of microfiber flat mops will provide additional cost savings by reducing the amount of floor cleaning chemical required.

High Powered HEPA Filtered Backpack Vacuums

Vacuuming using traditional equipment proves to be slow and laborious as cleaners must push and pull heavy duty industrial motors throughout large facilities. Backpack vacuums shift this paradigm by evenly placing the weight of the heavier motor components on the upper body of the cleaning employee leaving only a lightweight wand and floor attachment that the cleaner now moves quickly and effectively throughout the facility. Furthermore, by moving the engine onto the worker, a much more power vacuum with more sophisticated filtering can now used without impacting the productivity and stamina of the cleaner.

The latest backpack vacuums provide substantially higher productivity rates which more than justify lower labor requirements and real cost savings. The design also enables cleaner to use various attachments on the lightweight vacuum wand to quickly handle high and low dusting as well as hard floor dusting at much higher productivity rates further driving down labor requirements and cost.

Conclusion

This whitepaper summarizes some of the key benefits of incorporating technology into a commercial cleaning company to achieve lower practical price points while improving the quality and consistency of the cleaning service. Although I recognize that the capital costs may be higher than using some less expensive traditional equipment and methods, the cost savings and overall benefits should adequately address those costs over the lifetime of the equipment. More importantly, any effective price reduction for cleaning services must be justified and rationalized to ensure that the quality and consistency is maintained. The science of cleaning has come a long way and now is among the best of times to leverage this technology to improve service and lower costs to benefit customers. Similarly, job outlook for the industry is positive for the next decade. Janitorial and commercial cleaning services will be among the fastest growing sectors.

Famous Franchises

Commercial Cleaning - Is There Daylight At The End Of The Tunnel?

The commercial cleaning industry remains slow in adopting daytime cleaning despite increasing evidence that demonstrates the added benefits of changing from traditional evening and early morning working hours. An increasing number of commercial cleaning companies now offer some form of daytime cleaning within their product portfolio, but few have shown much eagerness to encourage a widespread switch to this alternative cleaning format.

Daytime cleaning offers a host of business and operational benefits for both the cleaning contractor and customer including reduced costs, increased productivity, enhanced customer care, improved recruitment and an energised workforce. In fact, more and more customers are choosing daytime commercial cleaning and reaping the associated benefits.

However, this shouldn't be seen as merely a change in working hours. Daytime cleaning offers the opportunity to undertake a new working concept that provides greater flexibility and the ability to raise the profile of commercial cleaning within an organisation. There is a different thought process involved here, and commercial cleaning companies need to re-educate their customers so they truly understand the opportunities that exist.

One of the first benefits noticed by companies when switching to daytime cleaning is a change in customer and staff perception. The Increase in the visibility of cleaning staff raises the overall awareness of the process, highlighting its importance and demonstrating the commitment to high standards. Building occupants tend to show more respect towards cleaning workers when they see them working hard to keep the building clean, so greater care is often taken by staff and visitors as a result. In addition, daytime cleaning also allows cleaners to work closer with the client and its staff leading to better communication and often improved results.

Having cleaning staff available during a building's opening hours ensures a consistent level of cleanliness throughout the day. With a traditional service, a building is likely to be clean at the beginning of the day and then standards gradually deteriorate until cleaning staff return the following evening or morning. This is not an ideal scenario, especially in a retail environment, where it is difficult to anticipate possible problems and precise commercial cleaning requirements.

Daytime cleaning offers new levels of flexibility and the opportunity to respond to any situation. Schedules can be adapted to better meet the needs of customers whether this is identifying customer peaks in a retail store, or arranging job allocations based on the planned usage of meeting rooms. Moreover, it enables an immediate response in the case of unforeseen accidents and spillages, minimising the required clean-up and promoting a clean and hygienic working atmosphere.

The cleaning contractor sometimes has to take a flexible approach with the customer as well to ensure the commercial cleaning service fits within their day-to-day operation. It is essential to prevent any disruption to their core activities and ensure there is no potential damage to their reputation or image. With this in mind, it is sometimes necessary to downplay the cleaning operation and let workers just blend in with the staff around them.

For example, to have cleaning staff within a bakery during opening hours would give off the wrong impression that the area was overly dirty. Obviously, some cleaning already took place within the bakery during the day, but this was handled by the chefs so it was not obvious to in-store customers. You could therefore dress cleaning staff up as chefs so visitors to the store were none the wiser.

With recruitment and retention of staff a key challenge for most commercial cleaning companies, daytime cleaning is an increasingly attractive proposition as it expands the available employment pool and can attract a higher calibre of employee. Frequent staff turnover can negatively impact on standards and increase training costs. This lack of suitable employees also drives up wage levels for out of hours cleaning staff, increasing costs to customers and reducing margins for cleaning contractors. These pay increases will eventually become unsustainable and customers will simply just refuse to pay.

With a bit of intelligent thinking commercial cleaning companies can overcome increasingly difficult recruitment problems and also avoid paying premium wages associated with evening, early morning cleaning operations. For example, switching cleaning hours to 9.30am to 3.00pm opens up the work opportunity for working parents looking for employment, who still need to make the daily school run.

Sociable working hours are proven to create a better motivated and productive workforce. As a result, daytime cleaning, not only allows companies to maintain a higher standard, but is achievable with fewer staff using less equipment. Furthermore, companies can benefit from other cost savings as a result of switching to this format. Offices and sites can be shut down earlier and opened later, reducing energy needs and minimising security requirements.

When you consider the economic and quality benefits available, combined with enhanced working conditions for your staff, daytime cleaning makes a lot of sense. This is the way the industry will go, and it will enable commercial cleaning companies to work closer and better with their customers and really add value.

What to Expect When Rendering Commercial Cleaning Services

In the world of cleaning business owners, nothing is more important than providing great service and great business marketing. These will then reap cleaning business opportunities for the company, and it all depends on how much effort is spent on these two.

Although the most popular among new cleaning business owners is to render residential services, you may want to venture out into commercial cleaning too. So you may be wondering how to start a commercial cleaning business? How to start a commercial business is the same as starting a residential business. All the basics are the same. The only difference it has with residential cleaning is the kinds of services offered.

The Services -- Commercial Cleaning

Commercial cleaning services are mostly maintenance related since you will be maintaining offices, clinics, galleries, museums, retail stores, and other commercial spaces.

Commercial establishments open cleaning business opportunities for you to actually do some cleaning other than what you do at home. In commercial cleaning you get to clean elevators, do carpet cleaning, change light bulbs, clean stairs, and remove graffiti. These are things that you don't get to do when you do residential cleaning services. However, these are just additional stuffs that you do. The other things that you will be doing is very much like residential cleaning such as cleaning and sanitizing of doorknobs, switch plates and phones, cleaning of kitchens (if the establishment has one), cleaning of restrooms, dusting, putting out the garbage, window cleaning, mopping of floors, vacuuming of floors, and basically general space cleaning.

Working with commercial establishments is actually good cleaning business marketing for you because if you do a good job, there are more people to spread the word about it. Big companies, offices, and the like have many employees and these employees may or may not be looking for a cleaner to render some services in their place of residence. By seeing that you are doing such a good job in the cleaning of their office, they might just consider availing your cleaning services for their homes too. This, especially if your price is competitive - then you have just done some effective marketing by being good in what you do. So you did your job well, you got paid, and you got to advertise it too!

Hence, commercial cleaning can be a little bit busier and more challenging than residential cleaning. But it does get you to earn bigger - way bigger than residential cleaning, and it does get you more "exposure" than residential cleaning - more people in the office, more opportunities.

Not only is it a requirement for sanitation permits but you are dealing with people everyday and no one will frequent your place if it is not clean Pubs cleaning or clubs cleaning entails a lot of work including de-greasing of the kitchens and counters, cleaning of bathrooms and refilling supplies, disposing of trash, dusting furniture, maintaining the outdoor spaces and more.

Commercial Cleaning and Janitorial Services

For any company looking to expand their operations to include new office space or commercial property, commercial cleaning and janitorial services should be an essential part of the game plan.

The appearance of a company's office space is one of the first impressions conveyed to a client. A clean and impeccable office space shows that the company is concerned with the finest details, and gives a sense of confidence regarding the business as a whole. Therefore, utilizing commercial janitorial services on a daily or weekly basis is essential to ensuring this first impression goes over with a bang.

Fortunately, with the help of the internet, finding a commercial cleaning provider is easier than ever. From the comfort of a desk, cubicle or home office space, a person can go online and find providers, read reviews and solicit bids with the click of a mouse.

One of the best places to find commercial janitorial services is local search engines such as Google Maps and Yahoo Local. Simply type in the town or zip code for which you are seeking janitorial services and then choose from the companies that turn up on the search. Local search engines also allow you to review comments left from previous clients that were either happy or unsatisfied with the work of the company. This feature is beneficial for those that are unable to screen commercial cleaning companies personally due to time constraints and must rely on the feedback of other companies similarly situated.

Another quick way to find commercial janitorial services is to do a search on Craigslist. Craigslist is an open forum site where content for goods and services are generated by the user. Because providers are able to list their services for free on Craigslist, potential customers are able to learn more about the commercial cleaning company, as they are not limited to paid advertising space as found in traditional service listings. Likewise, cleaning providers will often list discounts or coupons in their Craigslist posting, thus providing extra savings to companies considering their janitorial services.

Finally, a variety of sites exist in which businesses can list their commercial cleaning needs and solicit bids for the job. Cleaning companies will then send over detailed proposals explaining what they can do for the company and how much they'll charge for the job. Clearly, soliciting bids offers a more competitive way to find a cleaning company, especially for those looking to get the biggest bang for their cleaning budget.

But regardless of how a company chooses to find commercial janitorial services, rest assured that the choice to do so will yield a high return from the perspective of impressing customers and clients. The first impression is key, and nothing shows care and genuine concern for a client better than shiny floors and immaculate office space.

For many reasons, a professional building maintenance service will give you the confidence and comfort that your company's expensive assets are being taken care of. A professional cleaner can save you time and money and give you a guarantee of satisfaction.

Commercial Cleaning Services Can Save Your Business Time and Money

Nobody likes dirty work, especially when it interferes with business. That's why instead of hiring a janitor for your company, handing off duties to hapless employees, or breaking out the mop yourself, you should consider hiring a commercial cleaning service. Professional business cleaning services offer your company flexibility, time and money savings, and reliability so you can get back to work without the worry.

Flexibility is one of the greatest benefits to hiring a commercial building maintenance service. They offer daily, weekly, monthly, and one-time cleaning services depending on your company's needs. You can make adjustments throughout the year as necessary. Slow winter or summer months? You can cut down on cleaning days, saving your company money.

Hiring a commercial janitorial service also has many economical advantages. Having a janitor on the payroll, especially for a smaller business, is extremely costly. There's not only the hourly wages, but insurance, benefits, and sick days to consider. If the office is slow, you can't send a janitor on leave until business picks up again, costing you more money. You don't have the freedom and flexibility to use cleaning services when needed, which will ultimately waste your money, time, and resources.

Many businesses offer such services in inventory and restocking options. Their employees will handle keeping tabs on your supplies and making reorders of such necessary items as paper and hygienic products as well as janitorial tools. No more using the front of your pants as a paper towel or other unpleasant surprises.

Commercial cleaning services also have a reputation at stake and want to keep your business that means you are guaranteed a certain level or reliability as well as professionalism. You won't have to worry about a janitor calling out sick the day before an important client's arrival or dealing with subpar workmanship. The reason commercial janitorial services are so successful is that they deliver and are consistent.

Business cleaning services can also provide you with helpful tools that normally would be too costly for the company's budget. It would be not economically feasible for most businesses to own and maintain their own steam carpet cleaner or other expensive janitorial tools that can be necessary at times.

Professional commercial cleaning services provide these important tools to ensure that your office remains spotless every time. You also won't be responsible for repair or maintenance issues that pop up when using such high-end equipment.

If you're concerned about safety or security, professional cleaning services are insured against accidents and property damage that may occur. They also make every attempt to ensure security by performing background checks on all employees and having pictures and data easily at your disposal in case of an emergency. Many companies even have special 24-hour assistance in case something does occur and you need immediate assistance.

Commercial cleaners can help clean out any office on a regular basis, just after that wild Christmas party, or just before the company president flies in for a surprise visit. Many are affordable and offer competitive rates and flexible services to suit all of your cleaning needs.

What Organisations Need Commercial Cleaning Supplies?

There are a great many organisations that need commercial cleaning supplies in order that their daily activities run smoothly. This article looks at the sorts of companies and organisations that require this high volume of supplies and what they have in common.

Educational establishments are one of the biggest users of commercial cleaning supplies, as they have such vast numbers of rooms and surfaces to get clean. One of the main characteristics of this kind on industrial use product is that it is cheaper than more domestic commercial cleaning products. It is sold in much bigger volumes and should do the same job as more expensive cleaning choices. Schools and universities all require a constantly replenished stock of commercial cleaning supplies. They often have special janitorial staff who are charged with carrying out such cleaning duties, and who need to be able to rely on high quality cleaning products.

These kind of products do not have the level of branding that more well-known cleaning products do, and likewise they may not have the usability of them. Similarly they may not have the fragrances that are so common with high profile branded products.

Military organisations also have great need of commercial cleaning supplies. They need to have their property and vehicles cleaned on a regular basis, as any institutional style organisation needs to keep hygiene as a top priority - because germs can spread very quickly indeed in these kinds of set ups. Domestic aspects such as fragrance and convenience are less important in a military unit, but keeping things clean is. This focus on the practical means that commercial cleaning products are cheaper - because they do not need to focus on this aesthetic side and of course - it is bought in bulk.

Perhaps the most important place where commercial cleaning supplies are used is in medical establishments. Hospitals need to keep germs out as far as possible, and so they need highly effective germ-killing cleaning products in order to eradicate such risks.

Any large scale company or organisation needs to keep hygiene in mind, as having so many people in one place can easily lead to diseases and infections spreading. The use of commercial cleaning supplies is merely a way to maximise this process and minimise costs, where branding and the image that often goes with domestic cleaning products is no longer important to any sizeable degree - hygiene is king, and many would agree that this should be the case.

Need to Clear Your Mind? Keep Clean With Commercial Cleaning Services!

Why use a commercial cleaning company in your Business?

Most people will agree that we have a clearer mind when we are in a clean and tidy environment. Small businesses in particular have a habit of trying to do everything themselves including the cleaning of their premises. Don't we have enough to do just running a business? Here's why you should consider hiring a professional cleaning company to help clear your mind:

Time to concentrate on using your expertise

Do you ever find that you have so much work to do, that cleaning of your premises gets pushed right to the bottom of your priority list? When this happens, we start stressing about the cleanliness of our business and how it may be affecting customers. Shouldn't we really be concentrating on the more important aspects of our businesses? Why not get your local reliable commercial cleaners to help clean out your mess so you can concentrate on what matters?

It is not as expensive as you might think

Obviously every commercial cleaning company is different in terms of value for money. Have a shop around. Some people think you need to have a cleaner in every day of the week. Not the case! Most commercial cleaning companies will send a cleaner over weekly for a couple of hours - and it doesn't have to cost the earth! In fact, in the scheme of things, you are saving money by being allowed to focus on what matters in your business!

Commercial Cleaning Companies will do the job properly

If you want a job done right, then get the experts in! This truth applies as much to cleaning as any other service. Cleaners will have more time to dedicate to properly cleaning all areas of your business -right down to the skirting boards (now, when was the last time you cleaned those?). Commercial cleaners are also used to working around the operations of your business. Most will offer cleaning services outside of your hours of operation. Go on then, take the plunge and get the job done right!

You have the control

If you hire a company to take care of your business cleaning, you should ensure that there is someone who supervises the quality of the cleaner's work and with whom you can communicate any problems. Before you make arrangements with a commercial cleaning company, you should think about the following:

Do they vet all cleaners?
What is their policy about security and key handling?
Make sure you agree the tasks you would like done at the start
Do they take health and safety law seriously?
Are they approachable and friendly?

Finally, your work and living environments should be places you feel relaxed and comfortable in. A commercial cleaning company should ensure the highest quality of cleaning to create an organised, tidy and clean area for you to operate in. These cleaning services will help eradicate the stress of living in dirty or chaotic environments, and increase the productivity of employees within the professional environment.

Undercutting Commercial Cleaning Prices - Is That the Only Way to Survive This Recession?

When you have a commercial cleaning business during these recession times, you need to take time to decide if it is a smart decision to start undercutting cleaning prices. This may not be the smart decision for your business, but until you take time to determine if it is or not, you won't know. There are some important factors that need to be considered before making the final decision.

Don't just start cutting your prices because other businesses or commercial cleaning businesses are. It is imperative to be sure it is the right decision for your particular business. Here are the important factors to consider to help you determine if undercutting prices is a smart business decision.

1. One principle that will help you determine this is one that applies to everyone; you need to understand how your customer's decision making processes have changed during the recession. Try and put yourself in their shoes and ask yourself what you would do in their shoes. If you don't, then you could end up losing customers and money.

2. It is also vital to consider the state of your commercial cleaning business and the cleaning market. Are you a cost leader in the cleaning market? Can your business afford to offer a lower price or do you need to go for a value strategy.

3. Costs - If you already have a favorable cost structure, you may not want to undercut prices. Take time to research and find out what other commercial cleaning businesses in the market are doing. This will give you some idea of where your costs currently stand compared to what the undercut prices are. If your prices are already reasonable and fair, then sticking with them may be your best choice, but research will be needed to make the final decision.

4. Your business brand - If you are a commercial cleaning business that is already well recognized, then undercutting your prices may be wrong for you because people will start to expect lower prices all the time. Instead of doing this, offer freebies and provide more value for all your cleaning customers.

If your brand is not as well known as others, then again, research will be needed to determine if undercutting is a good idea or not. Don't cut prices too easily without first considering everything because if you do, then you can very easily damage your business brand.

5. Customer's needs - Make sure that you are covering all of your customers needs. If you need to, instead of undercutting prices for all your commercial cleaning services, offer special packages for a discounted price, plus your normal packages.

Undercutting cleaning prices may be a good idea for your commercial cleaning business or it may not be. Only you can determine if your prices need to be lower during recession in order for your business to survive. Do your homework, keep these factors in mind and make your decision carefully. Don't rush into anything without first making sure it is a smart business decision.
